Do you need a Realtor if you are purchasing a new built home? The answer is no, you don’t. But using a Realtor may save you money and headaches. And it costs you nothing more to bring a Realtor to the table with you!

The purchase of a home is often times the largest purchase that a person ever makes. The advantage to having a Realtor working for you is for your protection. Do you think that is any different with the purchase of a new built home?
Yes, the sales person that you meet with at the builder’s sales office is friendly, knowledgeable and helpful, but plain and simple, he or she represents the builder! Of course, the builder wants happy customers. But that sales representative still has the builder’s best interest in mind. Your Realtor is your advocate! Your Realtor has your best interests in mind.
As a new home buyer, it costs you nothing to have a Realtor represent you in your new home purchase. The builder pays your Realtor’s commission! And builders will not give you a discount for working with them without the representation of a Realtor.
Before you even decide on the community, builder or home that you want to have built, a Realtor can be of great assistance educating you on what you should expect to pay for a home in the neighborhood where you are looking to purchase.
Your Realtor can also help you in making decisions that ensure you are making a good investment. Believe it or not, choices you make in structural design or finishing choices can make a big difference in the resale value of your property. Builders are not typically concerned about your resale value and a good Realtor can help you make sure that you are thinking about these things along the way. Just one example of this, sometimes a homebuyer will have the choice to have a partial basement built in at a cheaper price than a full basement. How may this effect your future resale? A builder will most likely not point these types of things out.
Have you ever gone to look at a new home community and been told that if you use their lender, that you will receive some type of incentive? Why wouldn’t you use their lender, if you are getting an extra $5000 to use at the design center? Often times new home buyers apply with the builder’s lender without even checking with any other lender because they don’t want to miss out on the great incentives. This can be a mistake that actually costs the homebuyer money in the long run.
Most homebuyers don’t think to get an independent inspection when purchasing a new built home. This can also be a costly lesson to homebuyers and just another example of a detail that a homebuyer may overlook but a Realtor would know.
Having a new home built is a lengthy process and may include several bumps along the way. Having a Realtor beside you during the process can be very helpful in numerous, unexpected ways!
