Homes that exceed 1 million in sales price are considered luxury homes. The Denver area is booming in the luxury home sales market.
Although it is May, I will be sharing with you numbers from April 2017, as you can guess I won’t have May numbers until next month.
In April 139 luxury homes sold in the Denver area. That is a 2.96% increase over March 2017 and a whopping 37.62 over last year. The total sales volume of these 139 homes was $209,315,652. That’s an average sales price of $1,505,868.
$3,475,000 was the amount paid for the highest priced single family detached home sold in April. This home is located in the 7th Avenue Historic District near Cheesman Park. It was listed on 9/23/2016 with an original list price of #3,600,000. Built in 1908, this craftsman home is 6,444 total square feet and has 4 bedrooms, 8 bathrooms.
The highest attached home in April sold for $2,450,000. This townhome is in the Cherry Creek neighborhood of the city of Denver with 5,812 total square feet and 3 bedrooms, six baths.
Average price per square foot for a detached home in the luxury market came in at $279 and $420 for attached homes.
420 luxury homes have sold in the Denver market by the end of April, up 30.8% over last year. Luxury home sales in April accounted for 10.8% of total sales volume for April.
