You’ve made the decision to buy a new home. But this time you are going to have your home built. Sounds pretty good, especially in this competitive market we’re in. Nope, you won’t have to compete against multiple offers. And you can design this new home exactly how you want.
So, when should you start shopping for a new built home in the Denver area? I suggest that you start looking for your new home about eighteen months before you hope to move in. By starting your new home search eighteen months out, you will be giving yourself the best opportunity to get the home and the lot you want. You give yourself more options.
All builders vary in the way they operate and some builders have varying procedures per community or collection of homes.
Once you start looking at different home communities you will find that communities will quote you build times that vary dramatically. Some communities can have a home built in seven months, others in twelve months.
Some communities build inventory homes and have homes for sale that are in various stages of the building process. While other communities don’t build any inventory homes. (Inventory homes are homes that the builder started building without having a buyer first)
Some communities have lots available now, others don’t. Some builders release all the lots of a particular phase at once, others release lots on a schedule.
Some builders designate which floor plans are to be built on each lot upfront. Other builders let the homebuyer choose.
Some communities have waiting lists, others do not.
And that’s just the tip of the iceberg. Take basements for example: some communities include full basements in the base price. Some communities don’t build basements at all. Some offer a partial basement but you can upgrade to a full basement. Some communities finish basements but for a premium. Some communities offer to finish basements at a reasonable price and others don’t finish basements at all.
Sheesh! And we’ve only talked about build times, lots and basements. Once you start to consider all the variances in builders and communities you can see that finding just the right house may be quite a task. And that’s why I tell you to give yourself eighteen months.
Now, does this mean that if you want to build a new home and move in eight months from now, or even three months from now, that you are out of luck? Nope, absolutely not! But you may not have as many options as you would have had if you started shopping sooner. Give yourself plenty of time.
