As a new home buyer, it costs you nothing to have a Realtor represent you in your new home purchase. The builder pays your Realtor’s commission! And builders will not give you a discount for working with them without the representation of a Realtor.

A builder will most likely not point these types of things out.

Why wouldn’t you use their lender, if you are getting an extra $5000 to use at the design center? Often times new home buyers apply with the builder’s lender without even checking with any other lender because they don’t want to miss out on the great incentives.
