Shopping for a new home from out of state can be a real challenge. Most people would like to move to a new state and move right into their new home. It’s not ideal and a waste of money to rent for a few months while shopping. And who wants to move twice!
Thanks to technology, shopping for homes remotely is now an option! Imagine sitting on your couch and watching detailed videos of homes that you are interested in.
I have had several customers that have moved to the Denver area from out of state that have used remote video house shopping to purchase their new home. My clients send me homes that they are seriously interested in and as their Realtor, I go out and take a detailed video of the home that they can watch that night.
The videos are about 15 minutes long and very detailed. As I go through the home, inside and out, I commentate and let my client know exactly what I see. It gives the homebuyer a much better idea of what a home is like compared to just looking at the pictures or virtual tours online.
I let my homebuyer know such things as:
– The condition of the property
– the general feel of rooms and layout
– how bright is the home
– items that appear to need repair or are worn
– the smell of the home (can’t tell that from pictures)
– closet and storage space in the home
– any and all things that may be of concern to my buyer
– I measure rooms if needed
The homebuyers that I have had who have bought their homes through video house shopping have so far all been very satisfied with the homes that they have purchased. Not only have they been happy with the home choice but also with the fact that they had a home to move into when they moved to Denver.
I do suggest that if you are interested in remote video house shopping that you make one trip to Denver before starting. As a Realtor, I can tell you that I learn a lot more about my client’s needs and likes/dislikes the very first time we look at homes together.
Over the phone a client can tell me what is important to them and what they are looking for. But I learn so much more detail when we look at homes and I listen to their comments. These details are important for me to know when out looking at homes for them. Buying a home site unseen is a bit scary and a big responsibility on me.
