Homebuyers looking for a new town home or paired home in Aurora need to make a visit to Pioneer Hills in Aurora. CalAtlantic is currently building both town homes and paired homes in Pioneer Hills giving homebuyers plenty of options.
What is the difference between a paired home and a town home? A paired home is two homes that share a common middle wall. Typically paired homes have opposite side front entries and look as if they are one large single family home. In a paired home you will have three sides of your home that can have windows. And most paired homes include yards.
A town home has multiple units per structure. Town homes often have a less private feel than a paired home. And unless you live in an end unit, only two sides of the home will have windows.
Pioneer Hills Paired Homes
The Pioneer Hills paired homes have modern, open floor plans and feel much like a single family home. Each home includes a two car garage, a fenced side yard and unfinished basement.
Faux wood window blinds are included in the base price so new homeowners will not have the task of purchasing windows coverings. The designer kitchens come standard with 36″ upper oak cabinets, engineered hardwood floors in the kitchen and dining, and granite countertops. As paired homes are a bit smaller than a single family home, the master baths, although roomy are not 5 piece baths. They do, however, include a roomy shower with a seat and dual sinks.
The HOA fee at Pioneer Hills paired homes is $235 per month. The HOA covers exterior maintenance including siding, roof, gutters, fascia, soffits and downspouts. The HOA also covers insurance which means that homeowners would only need to purchase a lower cost insurance policy to cover their personal belongings. The HOA also includes yard maintenance including irrigation, mowing and all landscaping. Additional items maintained by the HOA are snow removal, maintenance of common areas and use of the community pool.
There are three floor plans available with two models on site to tour. All floor plans are two-story and offer two to three bedrooms. The largest model offers three bedrooms plus a study.

Pioneer Hills Townhomes
The Pioneer Hills Townhomes range in price from the mid 300’s to the low 400’s. As in the paired homes, blinds are also included in the base price. I mention this because window coverings are often not included in the base price of new built homes. All town homes include a two car garage and basement! Kitchens include 36″ oak cabinets and granite countertops. Also, like the paired homes, master baths do not include a bathtub but do include a large shower with a seat and dual sinks.
Both the paired home collection and the town home collection include a floor plan that has double master suites. And the town home community offers one floor plan with a main floor master.
The HOA for the Pioneer Hills Townhomes is $230 per month.
